The building No. 2 in focus, is located on the western edge of the built-up area of the village of Hlubočepy in the Prague 5 district.

The house, known as the Raudnitz House, has changed in appearance, size, and use over the course of its history. Its older, northern section served as a manor inn from the late 18th century; after reconstruction in the 1840s, it became a private country residence in the late Classicist style. Since the mid-20th century, the building has contained apartments; most of these are now vacant, and the spaces are unused. Part of the building houses a doctor’s office, while another part is used for storage.

This project involves the repair, renovation, and structural modification of a listed cultural monument. The structural modifications will be carried out to enable a new use: senior housing. The interior modifications include the creation of small apartments on two above-ground floors, as well as the installation of a personal hygiene center, common areas, and a medical office.

A total of 26 separate units will be created, ranging in size from 1 + kitchenette (1 + kk) (26 square metres) to 2 + 1 (68 square metres). Two apartments will be designed to be barrier-free; the others will be equipped to standard specifications based on their intended use. The medical office will serve the needs of the building’s residents as well as the general public. The ground floor of the central transverse wing will serve as a communal space for the building’s residents, with the option to host events for the wider public as well. The design includes a community hall, a lounge, and a tea kitchen with restroom facilities. The communal space will be extended into the courtyard by adding a row of arcades, and a winter garden will be created, taking advantage of direct contact with the outdoor courtyard environment and offering the option to open it up during the summer months. The ground floor of the south transverse wing will house a personal hygiene center with spaces for massages, pedicures, a hair salon, etc., to serve the residents’ needs.

The original interior layout of the building will be largely preserved. A third staircase will be added to the southern transverse wing, in addition to the two existing staircases. Two elevators will also be installed. Parts and elements of the building deemed valuable by the architectural-historical survey will be preserved to a large extent. The new structures for the residential units will be constructed using lightweight, easily dismantlable building systems.

As part of the overall renovation of the building, the semi-open courtyard will be reconstructed. The south courtyard will be transformed into a recreational space for socializing or outdoor seating. The courtyard will be complemented by a tree and raised flower beds suitable for growing both ornamental and edible plants. The northern courtyard will remain open, with only parking spaces designated for residents’ use.

The overall exterior appearance of the building from the Classicist period will be preserved and fully respected during the renovation. Only the facade of the southern transverse wing—the former granary—will be updated with new window openings to provide lighting for the apartments located there. The entrance to this part of the building will also be modified. A glazed section of the arcade between the courtyards will be incorporated into the building’s exterior design.
